First read this:

ABANDONMENT. If at any time during the term of this Agreement Tenant abandons the Premises or any part thereof:Landlor.d may., at Landlord's ~obtain possession of the Pranises in~ manner provided .by law, and without becomingliable to Tenant fur damages or for any payment of any kind whatever. Landlord may, at Landlord's discretion, as agent forTenant, relet the Premises, or any part th~ for the whole or any part thereof: for the whole or any part of the then unexpiredterm, and may receive and collect all rent payable by virtue of such releUing, and, at Landlord's option, hold Tenant liable for anydifference between the rent that ww1d haw wen ~1e vnoer this t,.greement ®rillg the ba1an~ of the mteXPir«l term. if thisAgreement had continued in force, and the net rent for such period realized by Landlord by means of such reletting. If Landlord'sright of reentry is exercised following abandonment of the Premises by Tenant, then Landlord shall consider any personalproperty belonging to Tenant and left on 1he Premises to also have been abandoned, in which case Landlord may dispose of allsuch personal property in any manner Landlord shall deem proper and Landlord is hereby relieved of all liability for doing so.

Question:  You are the tenant whose had enough of the apartment and the landlord, with four months left on the lease at a rent of $500/month, you get all of your stuff out and abandon the property. Your Landlord immediately retakes possession of the property and attempts to mitigate losses, but after making a reasonable search for a new tenant can only find someone to assume a one-month tenancy in the final month of your original lease term at a rent of $400 for that month.
