Scenario

You are working for a university estates department looking after a range of buildings which are of differing age and type of construction. The university is situated in a city centre location and has properties spread around the city rather than on one central campus. A brief description of the aims of the estates department and its properties is attached in Appendix A.

 

Task

Critically discuss the information you would collect on each building and how you would formulate and present a maintenance strategy for the properties. Include in the discussion how whole life costing could be utilised and attach any supporting information you deem relevant in an appendix.

 


 

Appendix A

University Estates Department statement.

 

The following has been extracted from the University’s Vision document to 2020, relating to the management of its Estate:

·         Provide all parts of the University with flexible accommodation which is of a quality, size and functionality appropriate to the activities to be delivered and which supports the University’s vision.

·         Ensure the most efficient use of existing space.

·         Continue to work to reduce carbon emissions and improve the sustainability of the physicalestate.

·         Provide residential accommodation which is attractive to students in form, service andlocation.

·         Deliver an ambitious capital programme in support of the renewal of accommodation and thecreation of adaptive capacity.

·         Provide an attractive, safe, accessible and welcoming environment for University buildingsthat is sympathetic to the wider urban context.

 

The University Estate comprises the following:

·         two main academic campuses – these are individual buildings in fairly compact areas;

·         a third major residential facility, currently operating at maximum capacity;

·         a sports ground;

·         various outlying academic and residential buildings.

 

The make-up of the Estate is such that 25% of the buildings are listed and over 50% arelocated within designated conservation areas. The type of properties varies with some 40% ofthe academic estate and 20% of the residential estate being built before 1945.

 

The University has six main faculties, each with their particular spatial needs. The Music andArt faculties are the smallest occupying previous industrial properties within the city. There is arange of science and engineering buildings dating mainly from the period 1950–2000.

Every assessment will have a brief. The assessment marking guide should be read alongside the assessment brief. In the brief you will be told what you have to produce. So, for example, you might be asked to:

·         Select an example of a building you are familiar with.

·         Provide a report on a particular aspect of that building for an identified client.

·         Make recommendations for the client on the identified aspect of the building.

 

The assessment criteria marking grid will enable you to make judgments on how you should approach this assessment to take into account the generic requirements for your performance at this level.

 

Where there are special criteria which relate to the specific subject matter of your course, or a particular type of assessment, you may be provided with some additional criteria. An example of this might be if you are required to work as part of a group, where your tutor might add a criterion that describes how marks will be allocated for successful team working.

 

It is suggested that you read the assessment grid before attempting each assessment and keep in mind what will help you to achieve the highest marks as you work on the assessment. Once you have finished you should review the assessment before submitting it, to check you have done what is required to achieve the highest marks to the best of your ability.

 

When you receive your feedback from your tutor you should clearly be able to see which categories you lost marks in. The feedback should provide you with more detail on the extent to which you have achieved each of the criteria, as well as recommendations of how to improve (where relevant).
